Making a splash of colour in the Samui Property market is Tuxedo, where a black and white logo gives way to many beautiful colors.
I had a meeting with the guys from “Tuxedo” yesterday, owners of the new specialist boutique 1 and 2 bedroom villa style residences in Cheong Mon, Koh Samui. A sparkling new Samui property market idea, set on the hillside with views towards the seascape with temple in the foreground.
What I learned is new information on this super boutique style property idea new on the market. They certainly have some passion for modern design as can be seen from the renders and images included in their promotional material. Striking turquoise blue theme colored images. Theme of black “like a Tuxedo” styled literature.
Whilst I visited the concrete connecting roads were being laid, and the work continuing on completing some retaining walls. The approach road to the project is straight up the hill, but not too steep. Land plots having been identified for each unit spanning up the hillside for the 4 villas to be built. At this moment there are four villas available of 1 or 2 bedrooms. The hill means that there is room within the structure of each villa for additional bedroom, or gymnasium / office space. This flexibility might be interesting for some buyers. There are many that require an office for instance, a place for work away from noise. Great design drawings I must say, with a lovely flow to the villas. Bedrooms either side of central living space, a creative infinity pool with sundecks.
Location of Tuxedo
The location of the project is indeed very central. I know it well from my frequent driving around the island. Especially as we take care of some rental properties in the immediate vicinity. Choeng Mon is the nearest place to hang around on the beach. It’s very popular with long term residents who come here for a swim or paddle late in the day before sundowners. There are two main entrances. one is through Sala Samui hotel. The other well more trodden in the turning on the left, passed “Yellow” bank and Horizon home real estate agency. A little further to the right. Then you will find a restaurant on the beach and the sea straight ahead.
Closer to Tuxedo is Plai Laem Soi 8 around the corner called “The Ridge”, a development of ten or so 3 and 4 bedroom luxury villas. I say 10 or so because this one keeps on expanding. So this is a choice location, following other developers who have found this area over the pasted 3 to 4 years. “Residence 8” also within a few minutes gives even more credence to the area as a place to invest in property on Koh Samui. Residence 8 is a converted villa into 6 apartments.
This is a new developer from husband and wife team originally from Israel. They have been living on Koh Samui for 5 years now. Interestingly, they have been planning this development in conjunction with the build of their own dream villa. Their villa is about finished now, and with the exception of clean up it is ready for occupation.
It’s a small enough project to ensure that you are a VIP “special” person. In real estate this is an important decision point, with so much hanging on your purchase. If you indeed purchase from these people just make sure it is a well thought out decision. Rather than floundering with the masses of buyers of other larger property developments, better to be one of those buying into a smaller boutique development. There are some notable for lack of completion over many years. Even the big real estate agents in Hong Kong are to blame. This is another thing to mention, not in passing but as a warning. Big is not necessarily beautiful or safe for investment in the Samui Property market. We don’t recommend following the crowd when it comes to real estate investment. You definitely need to come and look yourself.
They have paid attention to lighting. Many interesting wall features, and materials used in their own villa. Deck areas and pool are light coloured. LED lights in the swimming pool. Apartment style units below the main living level, can be connected between the 2 units. The door systems and wooden feature doors are all highly expensive. The glass used is frameless style. Sun Paradise is a well know brand on Koh Samui for window systems.
Small and boutique has its advantages, in this case the main partners are involved in the process from start to finish. This is also true of the next new development on Koh Samui, and its entrepreneurial owner Henrik.
Aiming big in the real estate market is Luxana Development Bophut Hill Koh Samui, Thailand, another addition to the Samui Property market.
Luxana is another smaller developer with big ambitions. With all the real estate players, new agents and older established ones pushing Luxana on the their websites. It’s another idea with great visual presentation. Although I get the logic of the material used in marketing. It’s very self-evident that these 2 or 3 bedroom properties have caught consumer attention. Many and regular site visits leading to most of phase 1 sold off-plan. At the time there are 2 units still available.
Another idea with great investment returns promised of in excess of 6%. They are not that big in internal area, but this does not seem to mater as the beauty surrounding them makes them an attractive option for many would be owner and investors of property in the hot spot Koh Samui.
Location of Luxana
The area called Bophut and its well know Fisherman’s Village area is known as a vibrant and relaxed place, with plenty going on especially on Friday and Saturday nights. The market on Friday brings out the crowds of international vacationers, as well as locals down from Bangkok for a weekend break. Many who enjoy guzzling the cheap cocktails sold on many stores, wake up the next morning with a smile of self-inflicted satisfaction or is that a painful hang over. Be careful of the cheap liquor, if you over do it then you only have yourself to blame. And also eating the Thai food on offer in the many street stalls, its sold in abundance. Not to mention the Coconut Ice-cream that is sold here and is a delicious treat.
Examining the hill on which they are being built, they are on steep hillside land. The escarpment is pretty with tropical trees, swaying palms and jungle forest all around. Roadways have been cut in to the hillside, which make tracks to each of the proposed villa plots. This excavation is not without effort, recently there has been big macros work on the site clearing the land and making way for the start of construction. Villas are under construction with concrete and steel column work starting to appear. Negotiations on electrical supply have been concluded. Note this is sometimes not without problem, getting secure supply and ownership of the infrastructure. Especially so far up the hill. Henrik the owner and major partner is confident in his skills and has already solved this problem. Let’s hope it stays smooth into the future as well.
Bophut hill is growing up even more. There are already villas on the hill with some of the most magnificent villas on the island. Tucked away at the top is a celebrity estate with some stunning one off villa designs. This is walled with granite rock entrance roads. The whole scene is one of pure nature spread out looking over the jungle hills towards the ocean stretching down passed Maenam and beyond.
Especially as another long-standing structure is finally being finished. This will be a spark for further development in the near future. Greenheights 128 is a series of condominium buildings. Even higher on the hill, this has impressive total panoramic views. The opening “Red Carpet” event down at Bang Rak beach was a great success. It was a stylish evening with a full turn out of local business owners and international investors. This will be the subject of a subsequent blog as it deserves a full mention to itself.
