Koh Samui now has many new properties for sale from developers. Notable new property developments are now springing up in areas of Chaweng Noi. As a result of strict new building regulations (link here) developers have been quick to seek approval from the local authority for building permits.
Saitara Peaks in the Chaweng Noi hillside is one such development. Created by the Saitara Group, a growing company which successfully completed another project of 10 villas south of Lamai to high standards of build with luxury level finishings. Example of the impact of new building restrictions
Zoning laws have restricted building heights from 12 meters to 6 meters high and footprints to 90 sqm per building. Green areas at 50% and exteriors at 70% meaning building footprints at not more than 30% of the land area. At heights above 80 meters above sea level then these measure which came into effect in May this year (2014) have mean’t developers have pushed hard for authorisation of building permits and architectural plans. Its all in the effort to keep Koh Samui’s hillside green. To this effect roofs and materials used must blend into the hillside, meaning that gone are stark white walls. Tropical roofing or stealth roof designs are more likely to be approved. Natural colours are more likely to be in keeping with the local environment.
